Lead Transfer Protocol
Overview
The Lead Transfer system allows brokers to share client requirements with partners in different regions. This guide outlines the mandatory rules for sharing leads securely and maintaining access to the feature.
Data Privacy & Security
To protect broker data, client contact details are not immediately visible to the receiver.
The Handshake Protocol
Locked State: Upon receiving a transfer request, the broker sees only the requirement details (e.g., Property Type, Budget, Location).
- Unlocked State: The client's Name and Phone Number are revealed only after the receiving broker clicks Accept.
Time Sensitivity
All transfer requests have a 24-hour validity period.
Expiration Policy
If the receiving broker does not take action (Accept or Reject) within 24 hours, the request automatically expires.
- Expired leads are returned to the sender's pool and can be reassigned to a different broker.
Lead Quality Classifications
Senders must categorize leads accurately to manage expectations.
Lead Types
- Hot Lead: Client has a confirmed budget and is ready for site visits within 48 hours.
- Warm Lead: Client is actively looking but in the research phase (1-2 month timeline).
- Cold Lead: Client has inquired but has not yet answered a phone call. Note: Cold leads should generally not be transferred without verification.
Usage Guidelines
To maintain network quality, the following actions are restricted:
Prohibited Behaviors
- Spamming: Do not send the same lead individually to multiple brokers simultaneously. Use the "Region Broadcast" feature for wide distribution.
- Hoarding: Do not accept leads if you cannot contact the client within 2 hours.
Compliance & Dispute Resolution
The platform monitors transaction integrity. Users may be reported for:
Misconduct Policy
- Accepting leads without contacting the client.
- Closing deals without recording the transaction on the platform.
Consequences
A "Three Strikes" policy is enforced. Accumulating three substantiated reports will result in a temporary suspension from the Lead Marketplace.
Tip for Success
Pre-Transfer Communication
It is recommended to use the Broker Chat to confirm interest with a partner before initiating a formal transfer. This practice significantly increases acceptance rates.
